Wendy and Jeff Frenzel are pleased to announce the membership of A Vantage Properties in the Community Association Institute (CAI).  Through this membership, A Vantage Properties will be able to provide your Homeowner Association with news and resources with Homeowner Association Governance in mind.  Education is also a great benefit of membership in the Community Association Institute.  Jeff has completed and passed CAI’s M-100 class which is a step along the path to one of the HOA Management Designations offered through CAI.

 

 

Pricing Structure

Because the needs of each Homeowner Association is unique, A Vantage Properties would like to talk with your board to discuss the needs and goals for your Homeowner Association prior to putting forth a management plan and pricing structure.  We believe in fair and equitable pricing for each Association without a charge for every copy, mailing, phone call, fax sent, check, coupons, and many other items that can drive up the costs for an Association.

 

 

HOA Web Site

One of the services that A Vantage Properties provides to its Homeowner Association clients is a web site.  This site will allow your HOA members to share neighborhood and community happenings, information, and activities.  This is also a great place to put information to help home sales within your community by having neighborhood virtual tours, governing documents, budgets, and many of the other items that are requested when someone is looking to purchase a home within an HOA community. 

 

A blog for your community to keep your Neighborhood in touch with each other, the HOA, the Town, and the County.  This information can be updated quickly to allow for the fast dissemination of information through RSS feeds and e-mails.

 

 

Electronic HOA Records

A Vantage Properties strives to place 99% of all the community records, from date of hire, in electronic format.  These records are then backed up off site as well as onto a second computer on site for extra protection.  Paper records can be destroyed by Acts of Nature making it very difficult for a community to recreate records.

 

Also, with electronic records, it is very easy for a member of the community to request and receive community documentation without taking time off from work to go to the office of the HOA Manager.  Electronic copies can be e-mailed, placed online with a link forwarded to the requesting owner, or even placed on a CD/DVD and mailed.  What a great convenience and cost savings to community members!

 

 

Status Fees / Governing Document Fees / Change of Owner Fees / PUD Fees

How much are your owners having to pay when they sell or buy within your community?  There are many charges outside of the “Management Fees” that the HOA doesn’t pay, but homeowners pay when they buy or sell which is charged by the Management Company.  This is something that should be looked at as well when your HOA is inquiring about the services of HOA Management Companies.  A Vantage Properties only charges a Status Fee!

 

 

Technology

A Vantage Properties uses technology as often as possible to allow us to better serve our communities.  What does this mean?  It means that even when we are out of the office visiting properties or it’s after hours, we are aware of what is going on.

 

Faxes to A Vantage Properties come to us via e-mail instead of paper form.  This allows us to store, forward, and respond no matter where we are located.

 

The voice mail system that A Vantage Properties uses allows all voice mails to come to us as a wave file.  This allows us to store, forward, and respond no matter where we are located; even when we are visiting properties!

 

Through this technology, A Vantage Properties can document many more aspects for the communities that we work with.  This is extremely important in light of SB 89 and SB 100.

 

 

Online Payments

For many of the communities that A Vantage Properties works with, the owners have access to online payment processing so dues can be paid by EFT (electronic check) or Credit Card right at the owner’s computer.  If the owner wants to change the payment type or date, they can as well without contacting the banks or the management company!  Also, no lost payments!  Think of the convenience this offers to the Community Owners to be in control of their own payments!

 

 

Education

To help while serving on your Association Board, A Vantage Properties has a lending library that covers a wide range of topics.  This library is always growing through books, pamphlets, and articles.  Access to the library is just one of the benefits of having A Vantage Properties work with your Homeowner Association.

 

A Vantage Properties also provides to Association Boards a book about their duties as a Director entitled “Your Directors Hat”.  This book was written by Greg Zadel a REALTOR that has served on his REALTOR Association’s Board of Directors, the Colorado Association of REALTORS Board of Directors, and many other Boards so he speaks with knowledge and experience.  We find that this information helps Board Members transition from owner to Board Member.

 

Besides Board and Owner Education for our Associations, Jeff Frenzel attends meetings for Association Managers at a minimum of 6 times a year.  Wendy Frenzel also stays on top of items effecting Associations and their owners through her work on the Colorado Association of REALTORS Legislative Policy Committee in 2006, 2007, and 2008 as well as attending Association education sessions.

 

Another great source of education is the Blog created by A Vantage Properties on HOA items.  At least weekly, a new post will be added which will cover a topic that is somehow related to HOA’s.  Some of the topics that will be covered in the Blog include satellite dishes, costs to owners, costs to associations, vendor items, governing document modifications, reserves, insurance, attorneys, fiduciary duties, and more.  As Jeff and Wendy come across items through articles, classes, other Blogs for HOA’s, legislative items, and just from questions received while working with associations, we will add to the topics covered.
